The Merle is a large-scale multifamily campus in Austin, Texas, consisting of 12 buildings and 400 apartments. RCS Complete Painting was selected to deliver the complete painting and protective coating scope across the entire development, completing the project in six months with an average building turnaround of 15 to 20 days. The Merle represents one of the largest single-project deployments in RCS’s portfolio and demonstrates the company’s ability to manage complex, multi-building operations at scale.

RCS structured the project as a building-by-building phased delivery, completing each structure from production through touch-ups before moving to the next. Each building cycle averaged 15 to 20 days and covered the full scope: interior units, exterior facades, siding, wood elements, metal surfaces, pipes, meters, and balconies. The exterior scope was particularly complex, requiring preparation and painting across multiple substrates including wood siding, metal railings, and exposed utility elements. RCS crews sealed all exterior surfaces against water and air infiltration, ensuring long-term protection for every unit. The coordination required to deliver 12 buildings in six months demanded precise scheduling across multiple crews, with interior and exterior teams operating in parallel across the campus.
Protective coatings for wood and metal.
All coatings were selected for durability and weather resistance, with particular attention to exterior surfaces exposed to Texas climate conditions. Wood surfaces received protective treatments designed to prevent moisture penetration, while metal elements were coated with anti-corrosion finishes for long-term maintenance reduction. All materials are washable and designed to maintain appearance over time.
