Cantarra is an 8-building, 280-apartment multifamily community in Austin, Texas. RCS Complete Painting delivered the complete interior and exterior painting scope across all eight structures in six months. The project has been fully completed, and several buildings are already occupied by residents — a direct result of the phased delivery model that allowed the ownership group to begin leasing completed phases while construction continued on the remaining buildings.

RCS structured the project in sequential phases, completing each building's full painting scope before moving to the next. This approach allowed the development team to open finished buildings for resident move-in while RCS continued execution on subsequent phases. The ability to deliver occupied-ready finishes on a rolling basis requires an elevated standard of quality control: every completed phase must be resident-ready, not just construction-complete. RCS delivered that standard across all eight buildings, maintaining consistent quality from the first phase to the last.

Premium coatings were applied throughout the project, selected for durability, finish quality, and the demands of a community where residents would be living adjacent to active construction phases. Materials were chosen to withstand the transition from construction environment to occupied residential community.

The phased occupancy model places unique demands on quality. When residents are moving into completed buildings while painting continues on others, there is no room for callbacks or rework on delivered phases. RCS's quality process ensured that every completed building was fully inspection-ready and resident-ready before handoff, allowing the ownership group to confidently begin leasing without delay.
